How to Replace the Rubber Seal on uPVC Windows
Over time the rubber seals on uPVC windows become worn, cracked or compressed, and you start to notice draughts, condensation or water getting in. Replacing them is a straightforward job that restores the window’s weather performance without replacing the window itself.
Before You Start
Two quick checks save a wasted afternoon.
First, confirm the gasket forms the compression seal between the opening sash and the frame. If it sits directly against the edge of the glass and appears to be held by a glazing bead, it is a glazing gasket - a different job, and one worth handing to a professional fitter if you have not done it before.
Second, make sure you have enough length. Measure the full perimeter of the sash and add an allowance for trimming and joining.
Can you replace a window seal without removing the glass? Yes. A removable bubble or flipper gasket that seals between the opening sash and the frame can be pulled out and replaced by hand, with no need to remove the glass or dismantle the window. This does not apply to wedge or glazing gaskets, which sit against the glass and are retained by a glazing bead.

• A soft brush, cloth or vacuum with a narrow nozzle

Step 1: Remove the Old Seal
Open the window fully and find the joint where the two ends of the gasket meet. Pull it gently out of its groove, working round the frame gradually.
Do not yank it. Pulling sharply stretches the rubber, which makes it harder to compare against a replacement sample if you still need to.
If the old seal breaks up, use a plastic tool to lift the remaining pieces out without scoring the groove.
Step 2: Clean the Groove
Clear dirt, dust and fragments of old gasket out of the channel using a soft brush, cloth or vacuum nozzle.
Do not pack the groove with adhesive, silicone or lubricant unless the gasket manufacturer specifically calls for it. Push-in replacement seals are designed to stay put through the shape of their retaining stem, and filler makes the next replacement much harder.
Step 3: Test a Short Length First
Before committing to the whole perimeter, press a short piece of the new gasket into the groove by hand and close the window.
Check that:
• The stem sits securely in the groove
• The seal faces the correct direction
• The gasket is not twisted
• The window closes without excessive force
• The handle operates normally
• The sash compresses the gasket evenly
If the window is suddenly hard to close, the profile is probably too large. Stop and check it against the old sample rather than forcing the handle.
Step 4: Fit the New Seal
Start at the top of the frame, or another straight run - never in a tight corner.
Push the gasket into the groove without stretching it, feeding the material round the perimeter naturally and pressing it firmly into each corner.
TRADE TIP: Stretching the gasket as you fit it is the single most common cause of a repeat callout. Tensioned rubber slowly relaxes back over the following weeks, opening gaps at the corners and the joint. Feed it in loose and let the groove hold it.
A gasket roller helps get consistent seating on longer runs and is worth having if you do this regularly.
Step 5: Trim the Ends
When you return to the starting point, cut the gasket so the two ends meet neatly.
Avoid a large overlap, which creates a raised section and affects how the sash closes. Equally, do not pull the material tight before cutting. A close butt joint is normally best for a compression seal.
Step 6: Test the Window
Close and lock the window several times.
The handle should operate normally and the sash should sit evenly against the frame all the way round. Check the gasket has not rolled, twisted or pulled out at the corners.
If the window is very difficult to close, the gasket may be oversized or incorrectly seated. Do not force the handle - that risks damaging the locking mechanism.
When to Call a Professional
Hand the job over if the seal sits against the glass and is retained by a glazing bead, if the frame or sash is damaged, or if the glazing bead is brittle and likely to crack on removal. Incorrect removal can damage the bead, the glass or the frame, and the cost of that comfortably exceeds a fitter’s time.
Still Draughty After Fitting?
If the new seal is fitted correctly and you can still feel cold air, the gasket was probably not the whole problem.
Worn hinges or a dropped sash stop the window pulling up evenly against the seal, and keeps or a locking mechanism that no longer pulls the sash tight will leave a gap however good the gasket is. Cracked external frame sealant around the outside of the frame is another common culprit.
Trickle vents are worth checking too, though they should not be permanently blocked, they provide controlled background ventilation by design.
