Window Lock Mechanisms Explained: Types, How They Work & How to Replace Them

Windows are one of the most common entry points for opportunistic burglars in the UK. The most effective deterrent is a properly specified and functioning window lock mechanism. Whether you're fitting new windows, carrying out maintenance work, or helping a customer identify a failing lock. What Is a Window Lock Mechanism?

A window lock mechanism is the internal hardware fitted within the window frame that secures the opening sash against the fixed frame. In most modern double-glazed windows. Particularly, uPVC casement windows. This is an espagnolette (espag) mechanism: A one-piece system comprising a central gearbox and a metal rail rod fitted with locking cams.

When the window handle is turned. The spindle rotates the gearbox. Which moves the rod and engages the cams into keeps fixed to the surrounding frame. The result is a window secured at multiple points simultaneously. Far superior in both security and weather sealing performance to older single-point window fasteners.

 

Types of Window Lock Mechanisms

1. Espagnolette (Espag) Locks

The espagnolette lock is the standard window locking mechanism on virtually all modern uPVC casement windows in the UK. The name derives from the original long-rod locking system historically used on French doors.

A modern espag consists of a central gearbox positioned mid-frame, with a metal rail extending above and below. The rail carries two or three cams. Typically mushroom cams. Spaced along its length. These engage into keeps on the frame when the handle is turned to the locked position.

Espag systems are available in three faceplate configurations:

  • Inline (Flat) - The gearbox and rail sit flush, used in standard uPVC eurogroove profiles.
  • Offset (Flat) - The rail is offset from the gearbox face to accommodate different frame depths.
  • Offset U-rail - The rail has a U-shaped profile, used on specific older uPVC window profiles.

2. Shootbolt Window Locks

A shootbolt system builds on the standard espag mechanism but also drives retractable bolts from the top and bottom of the window sash into the head and sill of the frame. This significantly increases the number of locking points and provides a much higher security specification.

Shootbolt mechanisms are often specified on larger casement windows, commercial projects, or where PAS 24 or Secured by Design accreditation is required. Higher specification systems may also incorporate mushroom cams alongside the shootbolts for a combined security and weather sealing solution.

3. Tilt and Turn Window Locks

Tilt and turn windows have a distinctly different locking system to standard casement windows. The mechanism must allow two modes of opening: inward tilting for ventilation, and inward swinging for full cleaning access. The locking hardware runs around all four sides of the sash, and the handle position selects the operating mode.

These mechanisms are more complex and brand-specific than standard espag systems, so correct identification is particularly important when ordering replacements.

4. Sash Window Locks

Traditional vertical sliding sash windows use different hardware entirely. Common locking mechanisms include:

  • Sash Stops - Prevent the lower sash from being raised beyond a certain point.
  • Sash Bolts - Bolt through both sashes to fix them in the closed position.
  • Sash Fasteners (Brighton fasteners or fitch catches) - traditional turnbuckle fasteners for the meeting rail.

Older uPVC sash windows may incorporate Saracen-type locks in the meeting rail, using a toothed, roller, or deadbolt mechanism to secure the sashes together.

5. Cockspur Handle Locks

Commonly found on older uPVC and aluminium casement windows, cockspur handles don't use a separate lock rail. Instead, the handle has a projecting spur that latches over a fixed striker plate on the frame when the handle is rotated. These are single-point locking systems with lower security than espag mechanisms, and are commonly replaced as part of window security upgrades.

 

Key Measurements for Replacing a Window Espag

When replacing a uPVC window espagnolette lock, the following measurements must be confirmed to ensure compatibility:

  • Rail Length - The full length of the espag rod from end to end. Common lengths range from 250mm to 1200mm.
  • Backset - The distance from the front face of the gearbox to the centre of the handle's screw holes. Typically 20mm or 22mm for window espags.
  • Screw Hole Centres - The distance between fixing screw holes; 43mm is the UK industry standard for most espag rods.
  • Cam Height - The height of the projecting mushroom cam from the face of the rail.
  • Rail Width - Typically 16mm for standard espag systems.

As with multipoint door gearboxes, matching the faceplate type (inline, offset flat, or U-rail) is equally important alongside the dimensional measurements.

 

Mushroom Cams vs Roller Cams

The cam is the projecting locking point on the espag rail that engages with the keep. Two types are commonly used:

Mushroom Cams - The most common type, with a head that interlocks into the keep to resist both opening and lateral separation of the sash from the frame. They offer both security and weathersealing properties.

Roller Cams - Cylindrical cams that press the sash firmly against the frame seal. More commonly associated with weathersealing performance, and often used in combination with mushroom cams on higher specification systems.

 

Security Standards for Window Lock Mechanisms

For new domestic properties in England and Wales. Windows in accessible locations must comply with PAS 24. The UK performance standard for enhanced security windows and doors. Window locks specified for PAS 24 performance typically incorporate:

  • Twin cam operation for enhanced resistance to forcing.
  • Anti-lift protection built into the cam-and-keep interface.
  • SBD (Secured by Design) accreditation where specified by planning conditions.

For replacement locks on existing windows, fitting a quality branded espag mechanism from manufacturers such as Maco, ERA, Avocet, GU, or Kenrick ensures continued compliance with any existing security specification on the window.

 

When Should You Replace a Window Lock Mechanism?

Window espag mechanisms wear gradually. Key indicators that replacement is needed:

  • The handle turns but the window no longer feels fully locked - cam or gearbox wear.
  • The window is draughty or allows water ingress despite being closed - worn cams have reduced compression on the frame seal.
  • The handle is stiff or won't fully rotate to the locked position - rail binding or debris in the gearbox.
  • Physical damage to the rail; Corrosion, bent sections, or broken cams.

In most cases, the full espag mechanism should be replaced as a unit. Attempting to replace individual cams in isolation often does not resolve the underlying wear and can introduce incompatibility problems.
